The things worth pinning down on a metal roofing job. A contractor who has not raised them has not looked properly.

  • How the panels are allowed to expand and contract
  • How valleys, ridges and penetrations are detailed
  • Panel gauge and the coating warranty
  • Whether the crew installs metal regularly or occasionally
  • Standing seam or exposed fastener, and why

Metal expands and contracts more than any other covering. Panels have to be allowed to move, and cheap installs pin them so they cannot.

A light-coloured metal roof reflects a serious amount of heat, which shows up on a summer power bill in hot climates.

Not every roofer installs metal, and the ones who do it badly do it badly in ways you cannot see for five years.

Close behind that: sudden dry winds that test every lifted edge on the roof. These winds are not constant, which is the problem. A roof gets nine quiet months and then one night at fifty miles an hour, and whatever was marginal goes.

Why three quotes and not one?

Because one price tells you nothing. Three tells you where the middle is, and the outliers are informative in both directions — the very cheapest is usually leaving something out, and the most expensive should be able to say what you are getting for it.

Do you handle commercial buildings?

Yes. Commercial requests go to contractors who do low-slope and flat systems rather than to residential crews. Say so on the property question and it routes correctly.

Should I repair or replace?

Rough rule: if the covering has more than about five years left and the damage is confined to one area, repair. If it is at the end of its life or you are patching the third leak in two years, you are paying instalments on a replacement.
