Before you start

How much deposit is normal?

A third at most, and never the full amount. Pay the balance when the job is finished and you have walked it. Some states cap the deposit by law.

What if the decking is rotten underneath?

Expect a few sheets on most older roofs. Get the per-sheet rate in the contract. Open-ended decking charges are where a fixed price stops being fixed.

Why three quotes and not one?

Because one price tells you nothing. Three tells you where the middle is, and the outliers are informative in both directions — the very cheapest is usually leaving something out, and the most expensive should be able to say what you are getting for it.

Are the contractors licensed and insured?

We require a licence number and current insurance from every contractor in the network. Verify it yourself anyway. Your state licensing board has a free lookup, and it takes two minutes.

How many contractors will contact me?

No more than three. We picked that number because two quotes is not enough to spot an outlier and five is an ordeal.

Should I take the cheapest quote?

Only if it is the same roof. Most large gaps between quotes are scope gaps. Ask the cheapest contractor which of the other quotes items they have left out, and why.

Why bother with the middle step

It costs you nothing

Contractors pay for introductions. You pay nothing at any point, and we would rather say that plainly than bury it.

No obligation, genuinely

Take the numbers and do nothing with them. Plenty of people do exactly that, and it is a perfectly good outcome.

The search results are an auction

The top of a search page is whoever bid most this morning, not whoever is nearest or best. Being first in an advert says nothing about the roof.

You are not on a list

Three contractors is a hard cap. It is the difference between comparing quotes and being sold to for a fortnight.
