Cypress prices
What a new roof costs in Cypress
Two houses on the same street can differ by a third on the same job. Pitch, layers, decking and access account for nearly all of it.

Your request is in.
We are matching it now against roofing contractors working in Cypress and the surrounding area.
- Today, usually within the hour. The first contractor calls or texts the number you gave us. ASAP requests go out first.
- Up to three of them, no more. We cap it at three so you can compare without your phone melting.
- They come and look. Estimates are given after somebody has been on the roof, not over the phone.
- You decide, or you do not. There is nothing to cancel and nothing to pay us.
If you do not hear anything today, check your voicemail and spam folder — contractors often call from a mobile number.
These are estimated ranges, not quotes. Compiled from public installed-cost data for California and adjusted for how Cypress is built. No contractor is bound by them, and nobody can price a roof they have not stood on.
| Covering | Per square | Typical whole roof | Expected life |
|---|---|---|---|
| Architectural asphalt shingleThe default choice on most American homes, and usually the right one. | $650 – $975 | $12,500 – $28,500 | 25 to 30 years |
| 3-tab asphalt shingleThe cheapest thing that still counts as a roof. Fewer and fewer crews will install it. | $525 – $700 | $10,000 – $20,500 | 15 to 20 years |
| Impact-rated asphalt shingleClass 4 rated. Often earns an insurance discount where hail is a factor. | $825 – $1,300 | $15,500 – $37,500 | 25 to 35 years |
| Concrete tileThe tile lasts far longer than the underlayment beneath it, which is the catch. | $1,300 – $2,100 | $24,500 – $61,000 | 40 to 60 years |
| Standing-seam metalThe long game. Costs double up front and outlives two shingle roofs. | $1,600 – $2,500 | $30,500 – $72,500 | 40 to 70 years |
What moves the price
- Access — a truck that cannot get near the house adds hours to every load
- The number of penetrations: chimneys, skylights, vents, solar mounts
- How many old layers have to come off before the new one goes on
- Whether the valleys, drip edge and step flashing are being replaced or reused
- Pitch — anything over about 7:12 needs staging and slows a crew down
Locally
Nothing dramatic happens. A slope stays damp most mornings for thirty years, and eventually that is enough.
Treat this as the shape of the market, not a price. The only real number comes from somebody who has been on your roof.
These are estimates, not quotes. They are compiled from national installed ranges adjusted for California costs and for how Cypress is built. No contractor is bound by them.
Questions about price
What if the decking is rotten underneath?
Some of it usually is. The important thing is that the price per sheet is agreed in writing before the tear-off, so the conversation on day two is about quantity rather than rate.
How much deposit is normal?
Ten to thirty per cent is ordinary, and is often used to order material. A demand for full payment up front is a reason to walk away.
Should I take the cheapest quote?
Not automatically. Put the quotes side by side on layers, not on totals — underlayment, ice-and-water, drip edge, valley treatment, ventilation, decking allowance, warranty. Cheap usually means less of those, not the same roof for less money.
